Warlingham in Surrey is a charming village with a relaxed, small-town vibe. It has beautiful green spaces, like Blanchman’s Farm Nature Reserve, and a tight-knit community. It’s close enough to London for convenience, but far enough to enjoy some peace and quiet.
We’re excited to announce that we will be delivering 40 new build affordable homes of which 10 will be shared ownership, and 30 for affordable rent.
Shared ownership homes
The 10 shared ownership homes are scheduled for release as follows:
- Summer 2025:
- Two homes with four bedrooms, suitable for five people
- Spring 2027:
- Seven homes in total, including:
- Six homes with three bedrooms, suitable for five people
- One home with two bedrooms, suitable for four people

Affordable rent homes
The 30 affordable rented homes have a range of options to suit different family needs needs. These homes are scheduled for completion as follows:
- Block 1:
- Six apartments with one bedroom, expected by summer 2025
- Block 2:
- Nine apartments (a mix of one and two bedrooms), expected by autumn 2025
- Block C:
- Nine apartments (a mix of one and two bedrooms), expected by spring 2027
- Houses:
- Six homes (a mix of two and three bedrooms), expected by spring 2027
